Financial Matters
  • Bank Accounts: Each client receives an individual account in their name and under their tax identification number, accessible 24/7 with a secure password through our internet portal. 
  • 1031 Web Portal: All of your transactions and documents are available 24/7 through our secure web portal.
  • Fiduciary Bond: Protecting your proceeds held on deposit from theft or crime.***As of August 15, 2009 this policy has been removed in the 1031 industry. Most state laws require that in the absence of a fidelity bond, you must either (1) Hold all client funds in Qualified Escrow or Qualified Trust accounts; or (2) Post deposits of cash or letters of credit equal to the amount of the fidelity bond required for that state. Such action should bring you into compliance with the laws in California, Colorado, and Washington.  Idaho does not permit a Qualified Escrow or Qualified Trust to be substituted for bonds or deposits. The same alternatives will be available in Maine (effective 9/12/09) and Oregon (effective 1/1/10) if you operate without a fidelity bond when those laws become effective.
  • FDIC Insurance:  Existing FDIC insurance has been increased to $250,000. FDIC insurance can be increased by splitting accounts; or by purchasing additional FDIC insurance for modest additional cost

  • Tax Reporting:  Preparation of your income tax form to report the transaction (Form 8824)
